Is a WDO inspection the same as a termite inspection?

No, and the difference is written into state law. A wood destroying organism inspection covers fungi and wood-decay organisms as well as insects. California's required report is literally titled the Wood Destroying Pests and Organisms Inspection Report (Form 43M-41), while the form used for federally-backed mortgages is the Wood Destroying Insect Inspection Form, insects only. Are the inspectors listed here licensed?

Yes. Every listing comes from a state licence register and shows its licence number and status. You can check any of them yourself against the issuing board, and each state page links to the official lookup.

What should an inspection cost?

There is no reliable national average, and we would rather say so than invent one. The Bureau of Labor Statistics publishes no producer price index for this industry, and the figures repeated across most websites trace back to price lists that were withdrawn years ago. Cost depends on the size of the property, whether it sits on a slab or over a crawl space, and whether your state mandates a specific written report.

One thing worth knowing: a free inspection offered by a company that also sells treatment is not the same product as a paid, independent report for a lender. Louisiana is the only state that requires that conflict to be disclosed on the report itself.

If you think you have termites, the hard part is not finding a pest control company. It is working out whether the one you found is actually licensed to do the work, and whether the document they hand you is the one your state recognises.

That information is public. Every state that licenses structural pest control keeps a register, and most publish it. It just is not in a form anyone would want to read. So this site takes those registers and turns them into something usable: each business with its licence number, the board that issued it, what the licence covers, how long it has been held, and the date we checked it.
